How much does Placentia property management cost?
Every Placentia property manager has their own unique fee structure, which can vary significantly from other Placentia property management companies. At Good Life Property Management, we offer house, condo, and/or 2-4 units property management for an 8% monthly management fee. Alternatively, we provide multi-family (5-15 units) property management for a 6% monthly management fee. In addition to monthly management fees, we charge a leasing fee (which is 25% of one month’s rent), a $150 annual inspection fee, and a $195 lease renewal fee.
For Non-California residents, the Franchise Tax Board (FTB) requires property managers to withhold a percentage of income from property owners who live out of state as a pre-tax. payment. Our charge is $50/quarter, which covers submitting these payments on your behalf and your annual tax forms. in Placentia
Placentia is a diverse suburban area that boasts family-friendly neighborhoods and a strong sense of community. The proximity to major cities like Anaheim, Fullerton, and Yorba Linda make Placentia a great area to invest in. There is a consistent demand for housing in Placentia and a large number of renters in the area. The housing market in Placentia paired with the growing metropolitan area mean that the properties tend to see long-term appreciation and investors see a good return on their initial investment.
Pros of Investing in Placentia
Compared to other cities in Orange County, Placentia is more affordable which can help more investors enter the market at a lower price point. This is great for any investors who are looking to enter the area but can’t afford some of the more expensive cities in the OC. Placentia tends to attract long-term renters who are looking to settle down in the area, providing you with more consistent rental income.
Cons of Investing in Placentia
Like many cities in Southern California, the cost of living in Placentia is quite high—it is over 150% higher than the national average. While this isn’t a deal breaker, it should be considered when planning everything from the cost of utilities to any potential property repairs or maintenance. The traffic in the area can also be heavy at times, so if you’re targeting the commuter population, it’s important to keep location within Placentia in mind.
