Overview

About San Clemente

San Clemente is nestled in between San Diego and Los Angeles and is one of the coastal towns with the most charming beaches and best surf in Southern California. With a population of about 60,000 residents, San Clemente is also one of the oldest coastal cities in the state and one of the most visited. Some of its most notable features are its ocean views, coastal canyons, rolling hills, and amazing surf. The most famous beach in San Clemente for surfing is Trestles Beach, where the Rip Curl World Surf League Finals are held every year. With over 20 beaches, you’re bound to find a beach that’s right for you, whether you are a beginner or a pro surfer. The city is also ideally situated along California’s railroad, where you can hop on the Amtrak Pacific Surfliner or the Metrolink Orange County line to nearby towns and beaches, or take it all the way to San Diego or San Luis Obispo. The city is also near the I-5, making it convenient for you to get to other metropolitan areas like LA or San Diego.

Additionally, the city has a rich and fascinating past that’s been preserved over the years with much care. Their award-winning facility for the arts and historical sites, Casa Romantica Cultural facility and Gardens, offers lectures, workshops, concerts, exhibits, and tours. With its stunning vistas, this venue is perfect for weddings, but you can also take jazz dancing classes, attend art events, and enjoy the yearly international art exhibits. To get around town, you can take the wheelchair-accessible, free trolley and even bring your surfboard!

San Clemente has a vibrant and diversified dining scene. If you love brunch, visit Cafe Mimosa and Antoine’s Cafe. Gema has fresh ingredients for a modern Mexican supper but if you prefer a classic Mexican cuisine, visit La Siesta Restaurant. You can also enjoy artisan beers at Left Coast Brewing Company and Lost Winds Brewing, attend trivia nights, see a live performance at Cabrillo Playhouse, or plan a bonfire at the beach!

Home Prices

in San Clemente

Known as the “Spanish Village by the Sea,” San Clemente offers you a wide range of housing from historic homes to modern beachfront properties. Near the water, you’re bound to find both luxury and modest beach cottages that feature beautiful Spanish colonial architecture and charm. If you’re looking for low-maintenance living, you can also invest in condos or townhomes that are perfect for vacation rentals. Beyond the beach areas, there are a lot of neighborhoods, like Talega, with single-family homes that require premium investments. These areas typically offer modern, newer, and larger homes that attract families and long-term residents. You’ll also find that the home prices in San Clemente vary widely and will depend on factors such as proximity to the beach, the view, community parks and features, the age of the property, and its design.

Pros of Investing in San Clemente

San Clemente offers a picturesque and quintessential beach experience with a mild Mediterranean climate year-round. Although it’s part of the larger Orange County area, living in San Clemente still gives you the feel of living in a small town and close-knit community. All of the opportunities for outdoor activities make this town perfect for surfers, hikers, golfers, and swimmers. One unique feature of living in San Clemente is its Spanish Colonial Revival architecture, which adds to its rich cultural heritage.

Cons of Investing in San Clemente

Not uncommon for other coastal cities in Orange County, the cost of living in San Clemente is higher than the national average, making it quite an expensive area to live in. Compared to other OC cities, San Clemente is quieter and has fewer options for late-night entertainment, so if you’re looking for a vibrant urban community, you might need to drive to neighboring cities. While the city has convenient access to the I-5, you might also find that traffic congestion slows down your commute, especially during peak hours and tourist season.
