Overview
About Surfside
Surfside is a small gated community with only three rows of homes located in the city of Seal Beach, California. Sometimes called Surfside Colony, the area started as an ocean-side resort community that was incorporated with the state of California in 1930. Surfside is a tight knit community of only 456 residents living on 0.1 square miles. One quarter of Surfside homes are occupied seasonally—the beautiful weather and beachfront location make it the perfect place for a vacation home.
Surfside is a quaint town with a small post office, and a small playground for children. The biggest draw is Surfside Beach, a popular spot for wind and kitesurfing and beach goers alike. While Surfside is a gated community, there is public access to the beach as long as the park outside the gates and walk in. If you’re looking for a fun place to visit, you can’t miss Taco Surf, a tiki/Mexican restaurant where locals and tourists go for a delicious cocktail, affordable meal,s and live music on weekends.
Because of Surfside’s small size, the community receives many of its services from Seal Beach and is considered a part of the city even though the two are separated by an ocean channel, accessible only by a bridge spanning the channel on Pacific Coast Highway.
Why owning rental property in Surfside is a good investment
The beautiful weather coupled with the beachfront location make Surfside a desirable place to live. It’s close to major cities, like Anaheim and Long Beach, have made it a great location for commuters who want to enjoy pleasant weather and a relaxed lifestyle.
Surfside is served by the Los Alamitos Unified School District. The schools in the area are highly regarded in Orange County including McGaugh Elementary, Seal Beach Elementary, and Los Alamitos High School. The schools are often praised for their strong academic programs, extracurricular activities, and positive student outcomes.
Surfside is a very safe place to live, with low crime rates, a welcoming community, and pristine beaches.
How much does Surfside property management cost?
Every Surfside property manager has their own unique fee structure, which can vary significantly from other Surfside property management companies. At Good Life Property Management, we offer house, condo, and/or 2-4 units property management for an 8% monthly management fee. Alternatively, we provide multi-family (5-15 units) property management for a 6% monthly management fee. In addition to monthly management fees, we charge a leasing fee (which is 25% of one month’s rent), a $150 annual inspection fee, and a $195 lease renewal fee.
For Non-California residents, the Franchise Tax Board (FTB) requires property managers to withhold a percentage of income from property owners who live out of state as a pre-tax. payment. Our charge is $50/quarter, which covers submitting these payments on your behalf and your annual tax forms. We ensure compliance and timely filings so you can avoid penalties and focus on what matters most. Housing prices in Surfside reflect the exclusive nature of the gated community. The housing prices tend to be on the higher side because of the desirable coastal location, proximity to larger cities, and small-town charm. The median home price in Surfside is currently $2.6 million. Because of the limited number of homes in the community, there is a lot of demand for properties but no opportunity for future development. There is an electric range of home styles from older single-story cottages to newer multi-story homes, and no home is more than 75 feet from the beach. Surfside is a popular place to rent because of its laid-back luxury and proximity to larger city centers.
