Overview
About Villa Park
Welcome to the smallest city in Orange County—Villa Park. With a population of just 5,814 residents, Villa Park is a charming small city in northern Orange County full of single-family homes and lots of retirees. Living in Villa Park has a rural feel with more horse trails than sidewalks, only a few streetlights, and tree-lined streets. And still, the small city is only 5 -10 minutes away from the 55 or 91 freeway, 15 minutes from Anaheim (and Disney), and 30 minutes from the beach.
As you’d expect with a small town, Villa Park has a strong sense of community. Participating in local youth sports programs, attending annual festivals, or volunteering with local charities are just a few of the ways Villa Park residents come together to create a sense of belonging. Some of the unique annual events include the Dry Land Boat Parade, Halloween Fest or a picnic that dates back to the 1800s. For more information on attractions in Villa Park, click here.
Why owning rental property in Villa Park is a good investment
Villa Park brings an old-world, small-town charm that is appealing to new families, retirees, and young professionals alike. Villa Park has the lowest crime rate in Orange County with an active public safety and law enforcement committee, making it one of the safest places to live.
Villa Park also has a great school system with highly rated schools like Eastwood Elementary, Legacy Magnet Academy, Villa Park High School, and Fairmont Preparatory Academy. As an added bonus, the small-town effect and low crime rates mean kids can walk or bike to any of the schools in the area.
The homes in Villa Park have a unique charm that is hard to come by in other Orange County cities. Custom homes built on half acre lots are full of interesting features—from 3-4 car garages, tennis courts, horse stables, BBQs, basketball courts, or even racquetball courts.
How much does Villa Park property management cost?
Every Villa Park property manager has their own fee structure. However, we offer house, condo, and/or 2-4 units property management for an 8% monthly management fee. Alternatively, we provide multi-family (5-15 units) property management for a 6% monthly management fee. In addition to monthly management fees, we charge a leasing fee (which is 25% of one month’s rent), a $150 annual inspection fee, and a $195 lease renewal fee.
For Non-California residents, the Franchise Tax Board (FTB) requires property managers to withhold a percentage of income from property owners who live out of state as a pre-tax. payment. Our charge is $50/quarter, which covers submitting these payments on your behalf and your annual tax forms. We ensure compliance and timely filings so you can avoid penalties and focus on what matters most.
