Overview

About Cypress

Cypress, a city in northwestern Orange County, is home to 50,151 residents. Originally named Dairy City, the city was renamed Cypress after the Cypress trees that had been planted to protect against the strong Santa Ana winds following a vote in 1957. The city is a great place to live for families, professionals, and retirees who are looking for sunshine, good schools, and easy access to attractions and amenities. Cypress is known for its high quality of life thanks to an abundance of parks, well-maintained neighborhoods, and welcoming atmosphere.

The local farmers market runs every weekend where residents can pick up organic produce, farm fresh eggs, freshly baked breads, local honey and more. If you’re looking to get outside and enjoy the great outdoors, you can enjoy one of the city’s 14 parks to go for a walk, bike, or picnic. If you’re looking for a great place to spend an afternoon with your family, look no further than Arnold Cypress Park. Head there to play on the playground, have a BBQ, or join a quick round of pickleball. Or spend some time in Oak Knoll Park, playing a game of basketball, volleyball, or baseball. How much does Cypress property management cost?

Every Cypress property manager has their own unique fee structure, which can vary significantly from other Cypress property management companies. At Good Life Property Management, we offer house, condo, and/or 2-4 units property management for an 8% monthly management fee. Alternatively, we provide multi-family (5-15 units) property management for a 6% monthly management fee. In addition to monthly management fees, we charge a leasing fee (which is 25% of one month’s rent), a $150 annual inspection fee, and a $195 lease renewal fee.

For Non-California residents, the Franchise Tax Board (FTB) requires property managers to withhold a percentage of income from property owners who live out of state as a pre-tax. payment. Our charge is $50/quarter, which covers submitting these payments on your behalf and your annual tax forms. We ensure compliance and timely filings so you can avoid penalties and focus on what matters most. Our Cypress rental property specialists assist you in determining the best rental price for your property by conducting a thorough market analysis. This includes investigating comparable properties in the Cypress area, examining current rental market conditions, seasonal fluctuations, and taking into account factors such as your property’s location, size, and condition. Based on this analysis, we will recommend a competitive rental price that will help you attract the right tenants for your property.

in Cypress

The combination of a warm, engaged community, convenient location, world-class educational opportunities, and many outdoor recreation spaces makes Cypress a sought-after destination for residents and tourists alike. The weather in Cypress is classic Southern California—mild winters and warm summers—and being only seven miles from the beach means you’re never far from dipping your toes in the ocean. Cypress is also conveniently located near major highways, making it convenient to access surrounding cities.

Pros of Investing in Cypress

Cypress is home to a growing number of industrial and commercial properties, bringing more professionals to the area. Cypress is also a more affordable option compared to other neighboring cities like Irvine, Huntington Beach, and Costa Mesa. Thanks to the excellent educational opportunities and the low crime rate, Cypress is a desirable location for families looking to put down long term roots.

Cons of Investing in Cypress

Although Cypress is close to major freeways, there are limited transit options within the city which can keep some renters at bay. Cypress is competing with neighboring cities like Garden Grove, Long Beach, and Anaheim for residents. Many of these bigger cities have larger development projects and more amenities, making it a more competitive market for real estate investors.
