This quaint beach town boasts one of the widest beaches in Southern California making it a dream location for beach lovers and water enthusiasts. The annual Sunset Beach Art Festival is one of the events that brings the community together each year on Mother’s Day weekend. If you’re looking to experience the quintessential “California surfer town” vibe, you don’t have to look any further than Sunset Beach.

While the park is officially called Linear Park, locals know it as The Green Belt. Huntington Beach Pier is just a short drive from Sunset Beach, and Disneyland is only a quick 20 miles east, making it a great location for those looking to work in nearby Anaheim. Why owning rental property in Sunset Beach is a good investment
Sunset Beach is one of Huntington Beach’s most desirable neighborhoods. The charming beachfront homes are a draw for many and the ability to take a stroll along the waterfront or sip a coffee at a local cafe with a view makes Sunset Beach an attractive location for young professionals, families, and retirees.
Sunset Beach is located approximately 20 miles north of Newport Beach and 40 miles south of Los Angeles. Most residents of Sunset Beach commute to their jobs in these bigger city centers but there are some small cafes, restaurants, and businesses located in Sunset Beach.
Sunset Beach is part of the Huntington Beach City School District which is home to many top-rated public schools including Jack L. Weaver Elementary School, Oak Middle School, and Los Alamitos High School. Several colleges and universities are nearby, including UC Irvine, CSU Long Beach, and CSU Fullerton.
Sunset Beach’s low crime rate, high quality of life, and beautiful beachfront views make it a desirable place to own a rental property.
How much does Sunset Beach property management cost?
Every Sunset Beach property manager has their own unique fee structure, which can vary significantly from other Sunset Beach property management companies. At Good Life Property Management, we offer house, condo, and/or 2-4 units property management for an 8% monthly management fee. Alternatively, we provide multi-family (5-15 units) property management for a 6% monthly management fee. In addition to monthly management fees, we charge a leasing fee (which is 25% of one month’s rent), a $150 annual inspection fee, and a $195 lease renewal fee.
For Non-California residents, the Franchise Tax Board (FTB) requires property managers to withhold a percentage of income from property owners who live out of state as a pre-tax. payment. Our charge is $50/quarter, which covers submitting these payments on your behalf and your annual tax forms. We ensure compliance and timely filings so you can avoid penalties and focus on what matters most. Living in Sunset Beach would be a dream come true for beach lovers, water enthusiasts, and anyone who loves a beautiful sunset. Pros of Investing in Sunset Beach
Sunset Beach is conveniently located between Los Angeles and San Diego, making it a great location for those working in the metropolitan areas who want to live outside the hustle and bustle of city life. Sunset Beach is also a very safe area with a low crime rate, making it a top choice for many. And with picturesque coastal views and sandy beaches, Sunset Beach is a peaceful and visually stunning place to live.
Cons of Investing in Sunset Beach
Like much of Southern California, real estate in Sunset Beach tends to be expensive—especially when compared to more inland areas. Because Sunset Beach is a small neighborhood, there will always be a limited number of properties available for sale which can make it difficult to find a good opportunity. Additionally, properties by the beach often require more maintenance due to exposure to salty air and other coastal conditions. This can increase ongoing costs for repairs, upkeep, and weatherproofing.
