The area is prestigious and encompasses the South Orange County coast between Corona Del Mar and Laguna Beach. From the coastal canyons to the Pacific Ocean, you’d be hard pressed to find a location in Newport Coast that didn’t have a breathtaking view. The neighborhood has also preserved many open spaces, nature trails, and more to establish the luxe feel of Newport Coast.

If you’re looking to get outside, Crystal Cove State Park/Crystal Cove State Beach has three beautiful beaches each offering something different. Reef Point gives you access to two coves while Pelican Point has a 3.25 mile hiking trail. And Los Trancos offers access to a historic district of quaint 1930s-style homes. How much does Newport Coast property management cost?

Every Newport Coast property manager has their own unique fee structure, which can vary significantly from other Newport Coast property management companies. At Good Life Property Management, we offer house, condo, and/or 2-4 units property management for an 8% monthly management fee. Alternatively, we provide multi-family (5-15 units) property management for a 6% monthly management fee. In addition to monthly management fees, we charge a leasing fee (which is 25% of one month’s rent), a $150 annual inspection fee, and a $195 lease renewal fee.

For Non-California residents, the Franchise Tax Board (FTB) requires property managers to withhold a percentage of income from property owners who live out of state as a pre-tax. payment. Our charge is $50/quarter, which covers submitting these payments on your behalf and your annual tax forms. We ensure compliance and timely filings so you can avoid penalties and focus on what matters most. Pros of Investing in Newport Coast

Newport Coast is known for its luxury real estate market. This creates a more stable market, as it attracts high-end tenants who are often less affected by economic downturns. Over time, Newport Coast has seen consistent appreciation in property values thanks to its amazing location. Investing in real estate in Newport Coast often leads to substantial returns as the area continues to be a desirable location.

Cons of Investing in Newport Coast

While the luxury market is a pro for many reasons, it’s also a con as it makes it more expensive to buy a rental property in Newport Coast. There is also limited inventory available in Newport Coast which can be frustrating for investors looking to scale their portfolio quickly. Because most homes are beachfront or along the coastline, insurance costs may be higher due to the risks of natural disasters like wildfires, earthquakes and floods.
