Overview
About Orange
Orange is a bustling university city in northern Orange County, California, with a population of over 139,000. Orange is an attractive city because of its active economy, excellent schools, and beautiful weather. A unique feature of Orange is the homes and buildings in the Old Towne District that were built before 1920. In the 1960s, Orange decided to preserve these houses while other cities were demolishing their historic houses.
The Old Towne Orange Historic District is on the National Register for Historic Places. It is a great place to spend a day shopping for antiques, trying a new restaurant, or attending one of their amazing events like Orange International Street Fair, Treats in the Streets Autumn Festival, or the Tree Lighting Ceremony and Candlelight Choir Procession. Orange boasts 22 parks with various amenities, the Hilbert Museum of California Art on the Chapman University campus, and the can’t-miss Orange County Zoo. For more information on attractions in Orange, visit the City of Orange’s official website.
Why owning rental property in Orange is a good investment
Orange has a wide range of appeal thanks to its beautiful beaches, top-rated attractions, and amazing entertainment scene. It has a vibrant brewpub and cafe culture—whether you prefer hops and barley or coffee beans, there’s something for everyone. Choose to stop in at 1886 Brewing Company for a flight of award-winning beers or head over to Contra Coffee & Tea for their own take on a tasting flight.
Orange became a university town when Chapman University opened its doors in the 1950s. It is now also home to one of California’s best community colleges, Santiago Canyon College. The Orange Unified School District, which serves all of Orange, is one of the top-rated school districts in Orange County.
Orange is well-connected to the surrounding freeways, making it easy to get from place to place. This makes Orange a great commuter city for those working in larger surrounding cities like Anaheim and Santa Ana. Orange is served by the Orange County Transportation Authority (OCTA), and there is a MetroLink rail system that can take you around Orange County by train.
How much does Orange property management cost?
Every Orange property manager has their own unique fee structure, which can vary significantly from other Orange property management companies. At Good Life Property Management, we offer house, condo, and/or 2-4 units property management for an 8% monthly management fee. Alternatively, we provide multi-family (5-15 units) property management for a 6% monthly management fee. In addition to monthly management fees, we charge a leasing fee (which is 25% of one month’s rent), a $150 annual inspection fee, and a $195 lease renewal fee.
For Non-California residents, the Franchise Tax Board (FTB) requires property managers to withhold a percentage of income from property owners who live out of state as a pre-tax. payment. Our charge is $50/quarter, which covers submitting these payments on your behalf and your annual tax forms. We ensure compliance and timely filings so you can avoid penalties and focus on what matters most.
