Why Owning Rentals in Fullerton is a Strong Investment

Fullerton is one of the most stable rental markets in Orange County due to its diverse tenant base. Unlike other cities that rely on a single industry, Fullerton’s economy is driven by top-tier education and healthcare.

  • St. Jude Medical Center & Raytheon: These major employers attract long-term, high-income professionals looking for single-family homes in neighborhoods like Golden Hills and Raymond Hills.
  • CSU Fullerton: With over 40,000 students and faculty, there is a constant demand for rentals. We specialize in managing these unique leases, ensuring parental guarantors are secured and turnover is handled efficiently between semesters.

How Much Does Fullerton Property Management Cost?

We believe in simple, transparent pricing with no hidden junk fees.

  • Single-Family & Condos: 8% of monthly rent (Reduced to 7% for rents over $6k/mo).
  • Multi-Family (5-15 units): 6% of monthly rent.
  • Leasing Fee: 25% of one month’s rent (includes marketing, showings, and screening).
  • Setup: $0. Termination Fees: $0.

Non-Resident Owners: Do you live outside of California? We handle your required Franchise Tax Board (FTB) quarterly withholdings ($50/qtr) to ensure you remain compliant with state tax laws without the paperwork headache.

What We Do: A "Whole Home" Approach

We don’t just collect rent; we manage the asset.

1. Strategic Marketing & Pricing

We use live market data from North Orange County comps to price your rental accurately—balancing maximum income with minimal vacancy. Your home is syndicated to Zillow, Trulia, HotPads, and 50+ other sites, complete with professional photography and 3D virtual tours to attract quality applicants instantly.

2. "Good Tenant" Screening (Crucial for Fullerton)

Finding a tenant is easy; finding the right tenant is hard. Our screening is rigorous, specifically designed to filter out high-risk applicants. We verify:

  • Income (3x rent requirement)
  • Credit & Criminal History
  • Past Landlord References
  • Pet Screening
  • Guarantor Verification (Essential for student rentals near CSUF)

3. Proactive Maintenance & Historic Home Care

Fullerton has many homes built before 1970, which require specialized care. We have a vetted network of local vendors who understand:

  • Sewer & plumbing issues common in older Downtown/Raymond Hills properties.
  • Roofing & HVAC maintenance for hot North County summers.
  • 24/7 Emergency Response so you never wake up to a leaking water heater at 2 AM.

The Good Life Multi-Family Advantage

For investors owning 5+ units in Fullerton, we offer a dedicated Portfolio Manager. Instead of juggling multiple contacts, you get one point of contact who oversees leasing, maintenance, and compliance. We conduct monthly curb-appeal checks and biannual strategic walkthroughs to catch deferred maintenance early, helping you budget for CapEx improvements before they become emergencies.

Fullerton’s housing options range from historic charm to modern, contemporary homes. Some new developments have modern condos and give residents and investors a chance to find a property they love and that meets their specific needs. Homes closer to these areas tend to have higher property values due to the demand among students, faculty, and staff.

Pros of Investing in Fullerton

The presence of CSU Fullerton and surrounding healthcare sectors creates a consistent demand for housing and a stable economy for investors. Fullerton is known for offering a well-rounded lifestyle as it consistently cares for its recreational spaces and parks. Because it is also so close to LA and other Orange County cities, Fullerton gives its residents a wide range of employment options, too!

Cons of Investing in Fullerton

Because Fullerton is a densely populated region, you might run into a lot of traffic and congested areas during peak hours. Most residents rely on single-car transportation, making some commutes and finding parking difficult. Additionally, the yearly influx of college students to the area and the demand for housing can strain the local market, drive rental prices up, and pose challenges for non-student residents to find affordable housing.

Frequently Asked Questions

Repairs are performed by our list of preferred vendors, who we have worked to create great relationships with over the years. Maintenance costs are deducted from the monthly collected rent, and will be visible at the end of each month on your owner statement. We do not up-charge for maintenance, and all vendors we work with are licensed and insured for liability and accounting purposes.
We conduct a thorough rental analysis to determine the correct rental amount for your property. We can pull comparable rentals in your neighborhood that are similar in size and features to your home to determine the correct price point. We’ll make sure that our rental estimate is in alignment with your expectations prior to signing any paperwork.
We will perform an initial walk-through and make any necessary recommendations to have the home rent-ready. In general, a rule of thumb is to ensure that everything in the property functions as designed, and that the property is move-in ready clean. Other items can include: professional carpet cleaning, painting, air filters and smoke detector replacement, and other handyman items. If you have a lawn or any landscaping, those should be clean and attractive as well.

Yes. Once the property is leased, the property will be rekeyed by our locksmith using our key inventory. For safety concerns, we rekey the property between each occupancy.

We handle the rekeying process to ensure safety and security during occupancy transitions. Additionally, our rekeying process helps us maintain control over key inventory, which adds an extra layer of protection for both owners and tenants.

While the property is vacant you can use your own handyman. However, while the property is occupied we do not allow owners to use their own handyman. All vendors we work with must be licensed and insured for liability and accounting purposes.
No, we do not have a fee if the unit is vacant. We only collect a leasing fee once the property is rented and a commission each month that it is occupied.

With all the best that Orange County has to offer, the City of Fullerton is a great place to live, work, and play. Hi, I’m Jay, Business Development Manager with Good Life Property Management, and today I’m in Fullerton, and I’m going to introduce you to three great neighborhoods. Golden Hills, Sunny Hills, and Coyote Hills. Take this Golden Hills neighborhood, known for its historic charm, vintage architecture, and community atmosphere. It’s also one of the most sought-after neighborhoods for rentals in North Orange County. It features single-family homes nestled in the quiet rolling hills on larger lots that encourage outdoor living. Just northwest is Sunny Hills. This neighborhood is home to the Ralph B. Clark Regional Park, offering over 100 acres of sprawling grassland, wooded hillsides and hiking trails. If you’re looking for open space and fresh air, Sunny Hills is the place to be. Over 100 acres of open space in the middle of Orange County. It’s incredible. As you travel even further north, there’s the Coyote Hills neighborhood, developed primarily between the 1970s and 1980s.
