Why owning rental property in San Clemente is a good investment
Like other coastal cities in Orange County, San Clemente property has a history of appreciation and high demand for housing. Here, you’ll find plenty of options for investing in properties, from beachfront family homes to condos and townhomes. San Clemente has a robust economy, and its coastal attractions draw in tourists yearly, keeping the economy booming and demand for rental homes high. San Clemente’s highly-rated public and private school system, along with its proximity to colleges and universities like CSU Fullerton, UC Irvine, and CSU San Marcos, also make it a long-term destination for families. Its proximity to major employment hubs in Orange County and San Diego makes it an attractive option for renters who prefer to live in a coastal town while working in larger cities.
How much does San Clemente property management cost?
Every San Clemente property manager has their own unique fee structure, which can vary significantly from other San Clemente property management companies. At Good Life Property Management, we offer house, condo, and 2–4 unit property management for an 8% monthly management fee, with a reduced rate of 7% for properties renting over $6,000 per month. For multi-family properties (5–15 units), we offer a 6% monthly management fee. In addition to the monthly management fee, we charge a leasing fee equal to 25% of one month’s rent, a $150 annual inspection fee, and a $195 lease renewal fee.
For Non-California residents, the Franchise Tax Board (FTB) requires property managers to withhold a percentage of income from property owners who live out of state as a pre-tax. payment. Our charge is $50/quarter, which covers submitting these payments on your behalf and your annual tax forms. Home Prices
in San Clemente
Known as the “Spanish Village by the Sea,” San Clemente offers you a wide range of housing from historic homes to modern beachfront properties. Near the water, you’re bound to find both luxury and modest beach cottages that feature beautiful Spanish colonial architecture and charm. If you’re looking for low-maintenance living, you can also invest in condos or townhomes that are perfect for vacation rentals. Beyond the beach areas, there are a lot of neighborhoods, like Talega, with single-family homes that require premium investments. These areas typically offer modern, newer, and larger homes that attract families and long-term residents. You’ll also find that the home prices in San Clemente vary widely and will depend on factors such as proximity to the beach, the view, community parks and features, the age of the property, and its design.
Pros of Investing in San Clemente
San Clemente offers a picturesque and quintessential beach experience with a mild Mediterranean climate year-round. Although it’s part of the larger Orange County area, living in San Clemente still gives you the feel of living in a small town and close-knit community. All of the opportunities for outdoor activities make this town perfect for surfers, hikers, golfers, and swimmers. One unique feature of living in San Clemente is its Spanish Colonial Revival architecture, which adds to its rich cultural heritage.
Cons of Investing in San Clemente
Not uncommon for other coastal cities in Orange County, the cost of living in San Clemente is higher than the national average, making it quite an expensive area to live in. Compared to other OC cities, San Clemente is quieter and has fewer options for late-night entertainment, so if you’re looking for a vibrant urban community, you might need to drive to neighboring cities. While the city has convenient access to the I-5, you might also find that traffic congestion slows down your commute, especially during peak hours and tourist season.

FAQs
What services are included in your San Clemente property management package?
Our San Clemente property management package is designed to deliver a truly hands-off experience while protecting and maximizing your investment. We handle property preparation, professional marketing with high-quality photos and 3D tours, tenant screening and placement, lease preparation and enforcement, rent collection, maintenance coordination, tenant support, annual inspections, financial reporting, lease renewals, and move-out management. Every service is built around minimizing stress, reducing risk, and creating long-term value for owners.
How do you screen potential tenants for my property?
We follow a thorough and consistent tenant screening process that fully complies with Fair Housing laws. Each applicant is evaluated based on credit history, income verification, rental references, and background checks where legally permitted. Because tenant selection must remain objective and compliant, we manage this process entirely and stand behind our placements with strong screening standards and eviction protection.
What are your property management fees, and are there any additional costs?
We believe in full transparency, with no hidden fees or surprises. Management fees are clearly outlined in advance, along with any applicable leasing, inspection, renewal, or compliance-related fees. Each fee supports a high-quality management experience and is designed to protect your property while maximizing returns. All costs are documented and reflected in your owner statements so you always know where your money is going.
How do you handle maintenance requests and emergencies?
Maintenance is handled efficiently through our established systems and trusted network of licensed and insured vendors. Tenants submit requests through our portal, allowing us to troubleshoot and respond quickly. Routine repairs are handled promptly, emergency issues are addressed immediately, and larger repairs are communicated for owner approval when required. All maintenance expenses and invoices are clearly documented in your monthly reports.
Can I cancel my property management contract at any time?
Yes. Our management agreements are month-to-month, with no long-term commitments. We believe you should stay because you want to, not because you have to. This flexibility reflects our confidence in the service we provide and our commitment to earning your trust every month.
How and when do I receive my rental income?
We operate on a full-month accounting system. Rental income is collected electronically and disbursed to owners at the end of each month for the month-in-arrears. Funds are sent via direct deposit and are typically received by the fifth of the following month, depending on your bank. Along with your disbursement, you receive a detailed owner statement outlining income, expenses, and any maintenance activity.
What happens if a tenant breaks the lease or needs to be evicted?
If a tenant breaks their lease or must be evicted, we manage the entire process in compliance with California law. When we place the tenant, our protections apply, including coverage for eviction-related court and legal costs up to the limits outlined in our Good Life Promise. If a tenant breaks their lease within the first year, we also provide re-leasing support to help minimize vacancy and disruption.
How do you ensure compliance with California rental laws and regulations?
We stay current with California landlord-tenant laws, Fair Housing requirements, and local regulations that impact San Clemente rental properties. Our leases, notices, inspection practices, and management procedures are continually reviewed and updated to reflect legal changes. This proactive approach helps protect owners from liability and costly compliance mistakes.
Do you offer any guarantees or protections for property owners?
Yes. Every lease we manage is backed by our Good Life Promise, which provides real, tangible protection—not marketing fluff. This includes tenant damage coverage beyond the security deposit, eviction protection, re-leasing support, a money-back guarantee, risk and fraud protection, and no long-term contract requirements. These protections are designed to give owners confidence and peace of mind.
How often do you inspect my property, and will I receive reports?
We perform annual property inspections to monitor the condition of your home and identify any deferred maintenance. Inspections include safety checks, general condition reviews, and photo documentation. After each inspection, you receive a detailed report outlining our findings, so you stay informed while remaining hands-off.
How do you handle multi-family property management, and what makes your approach different?
Our multi-family property management program is designed to make owning and operating 5+ unit properties simpler, smarter, and far more transparent. With the Good Life Multi-Family Advantage, you work with one dedicated Portfolio Manager who oversees your entire building, providing a single point of contact for leasing, renewals, maintenance, and daily operations. We take a proactive approach with regular curb-appeal checks and biannual strategic walkthroughs that include photos, detailed updates, and forward-looking recommendations. These reviews help you plan capital expenditures, manage budgets more effectively, and address potential compliance issues before they become costly problems. To ensure consistent quality and safety, we work with a vetted network of licensed vendors who carry $1 million in liability insurance, while still allowing collaboration with your preferred insured vendors for exterior work. The result is a modern, organized, and reliable multi-family management experience that delivers clarity, protects your investment, and allows you to feel confident about how your asset is performing.
